AMORT: Mortgage Loan Amortization can be used to calculate
mortgage loan amortization schedules with only a few entries.
This simple-to-use program provides you with the ability to
calculate, display, list, and print payment coupons for six
types of loan amortization schedules: 1) conventional mortgage
amortization, 2) biweekly conversion mortgage amortization, 3)
(new) tax equity mortgage amortization equity builder, 4)
adjustable rate mortgage amortization, 5) simple interest
fixed payment, and 6) simple interest fixed principal payment
loans. In each of these amortization schedules you can use any
interest rate. User can select payment frequencies of:
(W)eekly, (B)i-weekly, (M)onthly, (S)emi-monthly, (Q)uartly,
and (A)nnual. Enter the number of payments to be made and in
an instant you are displayed total pay back, total interest
paid, and individual payment amount. When you select the
options to display, list, or print coupons you have the added
ability to enter the amounts you need to place into an escrow
account for taxes and insurance that will be applied equally to
each payment for each year of the loan. With several of the loan
schedules you can also enter in schedules of additional payments
to the principal balance of your loan and see how these payments
will effect your total interest and term of your loan. You then
can either display the payment schedule on the screen, print the
payment schedule, request another schedule, or quit back to DOS.
In addition to calculating amortization schedules you can
optionally capture information on sales agent, buyer, and
property. When you print the amortization schedule this
information, along with loan parameters, is printed in the
heading of the first page of the schedule.
These features make AMORT an ideal tool for real estate
agents, accountants, and anyone planning on buying or selling

INSTALLATION:
------------
Follow the instructions outlined in the 'README.1ST' file.
SYSTEM INITIALIZATION:
---------------------
Make the directory that you loaded 'AMORT.EXE' program module in
your current directory with the following command:
C:>CD\AMORT <enter>
Load the 'AMORT' program by entering:
AMORT <enter>
The first time you load 'AMORT.EXE' you are provided the
opportunity to personalize your system. You do this by entering
your business name and address. The system then creates a file
named 'AMMVBLS.MEM' that will hold this information for recall to
be printed on all listings. You are now ready to use your
system. You can change this information any time through the use
of the functions found in the UTILITIES section of AMORT.
SYSTEM NORMAL USE: Make the directory that you loaded 'AMORT.EXE'
program module in your current directory (as above).
Load the 'AMORT' program by entering:
AMORT <enter>
MASTER MENU: Your 'AMORT' Master Menu is displayed at the bottom
your work screen. To better understand the power of 'AMORT' and
how it will work for you it is best to become familiar with the
features found in the 'UTILITIES' section of your program. To
describe how 'AMORT' works this document will first discuss the
features found in the 'UTILITIES'.
UTILITIES: These functions allow you to customize your copy of
'AMORT' to your specific needs.
1) FORCE COLOR TO MONOCHROME: While it may seem to many a feature
that is step backward in computer power this feature will give
many users improved screen clarity. Many desk top computers and
most lap top (or portable) computers have monochrome displays
that are driven by a color video card. These displays show color
in various shades of gray. When you select this option to FORCE
COLOR TO MONOCHROME these shades of gray disappear and your
displays are in only black and white. This will make the screens
easier to read. True color monitors will find that color
displays will be the desired display mode.
2) CHANGE DATE FORMAT: In the United States our universal date
format is mm/dd/yyyy. This is not true for other counties. To
change your displayed date format use this function. (Note -
Changing your date format does not affect any calculations, it
only changes how displays and listings present the date.)
3) UPDATE PERSONALIZATION DATA: Your personalization name and
address is printed at the top of all listings from 'AMORT'.
Enter your personalization in the format that you wish to have it
shown on all listings. This should be your mailing address and
phone number. WHEN YOU RECEIVE YOUR 'REGISTRATION NUMBER' ENTER
IN THIS SCREEN IN THE SPACE PROVIDED FOR IT. WHEN A VALID
REGISTRATION NUMBER IS ENTERED SCREENS DISPLAYED AT THE START OF
'AMORT' ARE LIMITED TO ONLY THE 'SIGN ON SCREEN' AND ALL 'UN
REGISTERED COPY' MESSAGES DISAPPEAR.
(NOTE: Your registration number is keyed to your personalization
name and zip code. Be sure to enter your personalization name
and address EXACTLY as you wish it to be recorded for
registration of the 'AMORT' program. ANY CHANGE IN YOUR NAME OR
ZIP CODE WILL RESULT IN THE INVALIDATION OF YOUR REGISTRATION
NUMBER. THERE IS A $10.00 CHARGE FOR EACH CHANGE OF
REGISTRATION.)
4) PRINT REGISTRATION FORM: In order to register your usage of
'AMORT' print out this form after you have entered your
'PERSONALIZATION DATA'. This information will be printed on your
registration form and will be used to CALCULATE YOUR REGISTRATION
NUMBER.
5) SET DEFAULT VALUES: For those of you that wish to change
certain titles displayed on your screens and printed on your
listings you will like this feature. While these are the only
titles you can change you will find that using titles more
commonly used in your industry will make displays and listings
more acceptable to your clients.
6) MESSAGE BLOCK SETUP: 'AMORT' is distributed with a message
block configured for the printing of a 'SIGNATURE' agreement for
loans for a financed insurance program. You can change (OR
DELETE) any portion of this message block for your own personal
usage. THIS MESSAGE BLOCK - WHEN PRESENT - WILL BE PRINTED ON
THE FIRST PAGE OF EACH SCHEDULE LISTING.
CLEAR: When you select this function from the 'MASTER MENU' you
will clear out all information you have entered into 'AMORT' for
the last client, property, and loan schedules you have been
entering.
AGENT: If you are printing schedules for potential clients you
may wish to further personalize your listings with your name as
the agent working with the client. This 'AGENT' name and address
will be retained by 'AMORT' until you change it. The 'CLEAR'
function will not reset this information.
BUYER: Enter the name and address of the Buyer/Borrower you are
printing schedules for. A personalized schedule with the
Buyer/Borrower name on it will be retained much longer than just
a loan amortization schedule.
PROPERTY: Enter the address and/or description of the property
that this loan amortization schedule covers. This information
will be printed on the first page of each loan schedule along
with AGENT, BUYER, and MESSAGE BLOCK.
LOAN: With this function you open the door to the five different
loan amortization schedules 'AMORT' calculates. (Note: Basic
information entered for one type of loan will be retained and
used as the basic information for each of the other four loan
types. This allows you to quickly switch between types of loans
for recalculations and comparisons.)
EQUITY BUILDING: NOT ALL LOANS WILL ACCEPT AN EQUITY BUILDING (OR
PREPAYMENT OF PRINCIPAL) PAYMENT. BE SURE YOU HAVE YOUR LOAN
CONTRACT REVIEWED BEFORE YOU ATTEMPT TO MAKE ANY PREPAYMENTS.
1) MORTGAGE AMORTIZATION - STANDARD: This function calculates a
conventional mortgage amortization schedule. (The formula used in
this calculation uses a full twelve month period for interest
determination. Canada and other countries use a six month
formula and interest calculations will differ.)
2) BIWEEKLY EQUITY BUILDER: This function will calculate your
savings when you switch from some other loan to the BIWEEKLY
EQUITY BUILDER schedule. A standard mortgage schedule is a set
of fixed payments for a period of time normally with one payment
per month. A BIWEEKLY schedule takes this monthly schedule and
pays one half (1/2) of your monthly payment every two weeks.
This results in a total of twenty six (26) half payments every
twelve months. This differs from a semi-monthly schedule that
takes one half (1/2) payment on the 1st and 15th of each month
that results in twenty four (24) half payments every twelve
months. The BIWEEKLY schedule in effect forces you to make ONE
EXTRA FULL MONTHLY PAYMENT each twelve month period. This
additional payment is applied directly to the principal balance
of your loan. If started early enough you can save in excess of
one third (1/3) of the total interest charged on your loan and
shorten a thirty year loan by almost ten years. You may even
find it easier to make loan payments on a BIWEEKLY schedule
especially if you receive your pay check every week or every
other week. (NOTE - 'AMORT' calculates your BIWEEKLY savings by
applying additional principal payments directly against the loan
balance on a per-payment schedule. Almost all BIWEEKLY programs
offered by mortgage companies hold this additional payment amount
for either six or twelve months before applying it against the
loan balance. INTEREST SAVINGS WILL DIFFER DEPENDING ON HOW
OFTEN THIS PRINCIPAL PREPAYMENT AMOUNT IS APPLIED. * TIME IS
MONEY! *
3) TAX EQUITY BUILDER: This is a new concept in building equity
in you home. With this schedule you calculate what your tax
return will refund you on your mortgage interest payments and
apply this money to the prepayment of loan principal.
4) ADJUSTABLE RATE MORTGAGE: This function allows you to
calculate the total interest and changes in payments that will be
the result of up to three changes in interest charges during the
life of your loan.
5) SIMPLE INTEREST FIXED PAYMENT LOAN: This function allows you
to calculate the total number of payments a person will have to
make on a loan in order to pay it off when you know only the
amount borrowed, interest rate, and amount to be paid on each
payment. You can also include additional principal
payments to be paid on predetermined schedules.
6) SIMPLE INTEREST FIXED PRINCIPAL PAYMENT LOAN: This function is
similar to a standard simple interest loan with the main
exception being that the principal amount paid with each payment
is of a fixed value and interest is added to this payment amount.
Each payment will be for a different value due to the change in
interest.
With each of the above loan schedules you are provided first a
setup screen where you enter the basic loan information and
determine basic payoff balances. You can then select the option
to display, list, or print equity payment coupons for the
calculated loan. When you select these options you are then
allowed to enter additional annual amounts for insurance and
taxes to be included in the payments (but not affect the loan),
and additional equity payments to be made on predetermined
schedules.
Anytime you wish you can press 'F1' for information about the
field you are about to enter/change.
Other than the AMMVBLS.MEM file created at system initialization
there is only one other *.MEM file which is created to contain
your AGENT's name and address.
